Rent Control Department - Koforidua, Ghana

I have a tenant in my room at Koforidua. He hasn't been paying his rent. Last year he owed 400gh. This year he has not paid anything.
All calls to him proofs no avail.
How do I evict him

A tenants living in my house hasn't paid their rent for over 2years, so, I want to evict them, how do I do about it??

How many months should be given to a tenant who paid 2yrs advance and now land lord want to give him his balance only after 6months??

How long does it take if a tenant pays 2yrs advance to landlord and with his reason has lost money so going but needs his money immediately after just 2months he lived in the flat.
